The Calgary Real Estate Board (CREB) has revealed in the 2013 Citizen Satisfaction Survey, 88% of Calgarians are satisfied with the quality of life in the city, an increase of 10 per cent over the last three years.

 

“It’s no secret that we live in a great city!" said Remax Realtor Jay Magnussen. "The City of Calgary has so much to offer including great people, lovely communities, programs and support systems for family, beautiful natural surroundings, freedoms and privileges experienced in few places around the world, and so much more."

 

Our ReMax real estate team serves many clients moving to Calgary from other cities, and we are thrilled to hear that people love this city. It gives us great pleasure to be helping people in one of the most important aspects of their lives. 

Ninety-two per cent of citizens said they were “proud” to be Calgarians and reported increased satisfaction with City of Calgary programs and services.

Mayor Mayor Naheed Nenshi said "keeping Calgary at its best is a partnership between citizens and their government; City employees work hard to put citizens first in all that they do, and it’s not surprising that Calgarians value this and are optimistic about the future. Together, we are building an even better Calgary.”

 

However, not all Calgarians were pleased with life in the city, as 17 per cent of those surveyed said the quality of life had “worsened”, a slight decrease from the 18 per cent of dissatisfied Calgarians seen last year.

 

Other highlights of the survey, which has been conducted for over 10 years, showed an overwhelming number of Calgarians (95-99 per cent) were pleased with the City’s flood response. The full impact of the June floods was also reflected in the survey’s findings, with 45 per cent of respondents stating they were in some way affected by the flooding and 80 per cent stating they had participated in flood recovery in some way. More than a third of Calgarians (37 per cent) stated they had volunteered with flood efforts.

 

Responding to how City Hall spends their hard earned dollars, close to two-thirds (65 per cent) of citizens said they were getting “good value” for their property taxes, slightly above last year’s 62 per cent but up significantly from the 51 per cent seen in 2010).

 

“This research is one of the ways we listen to citizens,” says Mayor Nenshi. “Good data makes for good decisions. The citizen satisfaction survey helps us to create priorities and increase our understanding of what we’re doing well and where we need to improve.”

Once you become a homeowner, chances are you’ll be faced with this tough decision at some point. There is no “right” answer to a dilemma like this; it’s a personal decision that should take into account your current circumstances, finances and your tolerance for risk. Or, more accurately, which kind of risk you prefer. Buying first increases the risk of higher expenses. Selling first increases the risk of having to live “between homes”. Okotoks realtor Jay Magnussen analyzes the 2 scenarios in depth:

Buying a home before first selling your home can make the house hunting experience more enjoyable. Without a closing date looming on your existing home, you’ll have time to wait until the right home comes up for sale. It can also be less stressful knowing that if your offer is unsuccessful, you have time to wait for the next opportunity to come up. It also makes the moving process much easier if you are able to move from one home right into the other and avoid having to move twice and/or put your belongings in storage.

 

The downside to buying first is if you are unable to sell your home fast enough, you will find yourself owning two homes at once. The result is you could be paying two mortgages at the same time, not to mention all the other costs of home ownership. Before you make an offer on your new home and potentially find yourself in this situation, carefully weigh whether you’re financially able to pay for two homes at once if you have to.

 

Speaking of finances, it is HIGHLY recommended that you consult with your mortgage broker to obtain 'bridge financing'. This is a special type of financing to cover this special type of sitaution. 

 

As a buyer with an existing home to sell, you can protect yourself by adding a condition to any offer you make. In addition to the highly recommended conditions on financing and inspection, you can also make your offer conditional on the sale of your current home. That means if you’re unable to sell within a specified period of time, you’re able to back out of the transaction. However, it’s worth pointing out that this condition will likely make your offer less attractive to the seller because of the uncertainty for them. 


SELLING FIRST


The biggest benefit of selling first, aside from removing the risk of owning two homes at once, is you’ll know how much money the sale brought in, which will help determine how much you can afford to pay for the next place. As helpful as that is to know, the challenge is that you’ll find yourself in a race against the clock, with your closing date looming. If you’re not careful, you may end up rushing the process and settling for a home that isn’t ideal for you, or paying more than you planned because you feel pressured.

HAVE A CONTINGENCY PLAN

Regardless of whether you buy first or sell first, it’s a good idea to have a contingency plan in case your closing dates don’t align, leaving you with two homes, or no home, for a period of time. If the sale of your home closes first, you might consider a short-term rental or moving in with family or friends. If the purchase of your new home closes first, you might need something called “bridge financing” to cover the down payment and other closing costs until the sale of your current home closes.

The Mortgage Rate Rise: What Is the Impact?

In August to September of 2013, Canadian banks started to increase their five year fixed mortgage rate. The popular five year closed fixed rate was increased by all of the major banks.

 

Rates are still ridiculously low by historic standards, but quite a bit higher than rates were even last year, when under 3.00% was possible for a five year fixed mortgage. Lower rates are possible with other lenders on a case-by-case basis.


Why have rates increased?


The five year closed fixed mortgage rate is a closely watched metric, and is controlled to a large degree by the bond markets. The rate is priced relative to the yield on a five year Canadian bond. That yield has been increasing as of late, which has caused the banks to adjust their five year mortgage rate upwards.


The primary reason for the increase in bond yields is because the American economy is improving and growing again. This causes many to feel that our GDP may increase, stoking inflation fears. Increased inflation expectations  cause bond buyers to demand higher yields on bond investments. Other factors include our weakening Canadian dollar and a cyclical shift from bonds into stocks globally.

What is the likely impact of a rate increase?

If recent history is any guide, the increase in rates will be short lived - in the sense that the rates have been adjusted up and are likely to stay at their new level throughout the winter. The uptick in rates has caused a boost in the Toronto real estate market, with condos sales and prices showing improvement along with the already strong low-rise home market. This is inevitable, as home buyers who were pre-approved at the lower rates rush to find homes and close deals with home sellers before their pre-approval expires or is adjusted upwards.

 

Once this temporary demand boost is satiated, it's likely that the market will slow over the winter months. If the global economy does not provide any large surprise, it is likely that rates will come down in the spring - or at least the discounted rates offered by banks will fall. Banks will want to boost lending and spur the market during the spring months, so incentives are more than likely during this period.

Prioritize tasks. At the start of the day our real estate team sits together to make a list of tasks that need to be accomplished, individually and as a team. Our strategy is to focus our immediate attention on the most important tasks and once those are accomplished time may be given to other tasks or unimportant tasks could be carried forward to next day. In short, prioritize your tasks to focus on those that are more important.

 

Delegate tasks. Delegation is not running away from your responsibilities but is an important function of management and productivity. Learn the art of delegating work to your co-workers or employees as per their skills and abilities in order to focus your time on tasks best suited to your skill set. This is one of the most valuable tools to Remax Realtor Jay Magnussen "Surround yourself with excellent people, delegate and let them do their job!"

 

Avoid procrastination. Procrastination is one of the things that badly affect productivity. It can result is wasting essential time and energy. It should be avoided at all costs. As a Realtor and real estate team, we are accountable to oursevles and our clients if we procrastinate and if we do not accomplish tasks. It is a self-driven business. Create deadlines. When you have a task at hand, set a realistic deadline and stick to it. Try to set a deadline few days before the task so that you can complete all those tasks that may get in the way. Challenge yourself and meet the deadline. Reward yourself for meeting a difficult challenge.

 

Use a schedule. Realtor Jay Magnussen suggests - "Use technology to it's fullest potential - use the calendar in your smart phone, set reminders, sync your desktop with your other devces so you always have access to your schedule."  If you're not adept with technology, carry a planner or notebook with you and list all the tasks that come to your mind. Make a simple ‘To Do’ list before the start of the day, prioritize the tasks, and make sure that they are attainable. To better manage your time management skills, you may think of making 3 lists: work, home, and personal.

 

Take breaks. Steal breaks whenever you can. If you can find 10-15 minutes, or if you can afford to take off for 10-15 days periodically. Between tasks - take a walk, powernap, listen to music - take a break! Too much stress can take toll on your body and affect your productivity. The best idea is to take off from work and spend time with your friends and family. You will be better prepared to work once you feel rejuvinated. 

 

Learn to say no! Politely refuse to accept additional tasks if you think that you’re already overloaded. Take a look at your ‘To Do’ list before agreeing to take on extra work. For some people this can be very difficult, so work at it and reward yourself. 


Stop multi-tasking. Multitaskers often seem to think they get more accomplished, but it’s not always the most productive or efficient route. Studies have shown our minds work better when we are truly able to focus and concentrate on one thing.

For most people, finding the right home begins with a house-hunting strategy combining personal preferences, guidance from others (including your Remax Real Estate Agent) and a mix of neighborhood exploring and online searches.

 

For some, the search takes a while; others find what they want right away. In either case, our Calgary and Okotoks Real Estate Team will be a huge resource of insight and guidance, working through issues or complications that arise along the way; and pointing you in the right direction. 

 

ReMax Realtor Jay Magnussen has provided this general outline of what to expect during a home purchase, from the buyer's perspective:

 

Buyers make a purchase offer - This is it! You've found the home of your dreams, looked over disclosure documents, reviewed comparable sales data, talked it over with your agent and submitted an offer. The sellers may accept your first offer, but more often will return a counteroffer. In fact, additional negotiations are common, and your agent will help you through this generally stressful stage. 

 

The sellers accept - Once everyone is happy with the terms, the parties have reached what is known as mutual acceptance and enter into a purchase and sale agreement.

 

Buyers put up a deposit - To solidify your intent to buy, you'll place a deposit on the property. The amount varies, but is generally at least 1 percent of the purchase price. Note: This money counts toward your down payment later.


Buyers apply for a mortgage - This step is streamlined if you have already been preapproved for a loan (it is most common practice to be prequalified before even making an offer) so now you will complete the loan process. The lender inspects title history and orders a property appraisal. The lender needs key information about the property before granting a loan. This is when potential problems can come to light. For example, the appraisal could show a lower value than the purchase price, or the lender could have trouble finding comparable homes. Also, the title search could turn up liens or other problems. 

 

A home inspection takes place - You'll hire an inspector – our ReMax Real Estate Team can suggest a couple trustworhy and qualified home inspectors – to check the home and point out minor and major problems that should be fixed before closing. At this point, you still have the option of backing out of the deal. Through your agent, you'll submit a list of requested work, and the sellers have the option to complete the tasks, do some of them but not others, or reject the request. The sides will negotiate until reaching an agreement.


Removing conditions - If the house passes inspection, appraisal and title search, and everything is good to go, then all contingencies can be removed, paving the way to a closing. 

 

Closing time arrives - Once conditions are removed and financing is set, all parties sign a seemingly endless stack of documents, and the transaction closes.

 

Packing begins - When the final signatures are in place, it’s time to put down the pens, shake hands, exchange smiles and start packing for the move!
